From start to finish, Sunter Developments provides a quality service for its clients – sourcing the ideal properties for you through our extensive base of estate agent, auction, solicitor, builder and developer contacts. We are also regularly notified of red hot properties, often prior to public listing on a first refusal basis – as well as distress sales, builders’ discounts and properties sold whilst dealing with estates, liquidations or repossessions.
Once you have chosen a property you are interested in we will negotiate the price on your behalf. This is particularly recommended if you have no prior experience of the Scottish selling process and Scots Law, which is renowned for its different conveyancing procedures.
Following a successful price agreement we will instruct one of our frequently used surveyors to provide valuation and rental assessment – often within 24 hours of request.
Funding can also be taken care of by an excellent mortgage consultant company that has been used by Sunter for many years. This service can often be provided for our clients on a reduced or no-fee basis.
On the hand-over of keys, which again we can collect, one of our team will carry out a walk-round ensuring the property has been left as per the agreement with any minor repairs carried out free of charge by one of our tradesmen. We also offer a discounted property cleaning service to prepare your new purchase for the viewings and subsequent incoming tenants.
Finally we have several well established letting agents whom we know – due to the volume of business we provide for them – will give your property the utmost attention to let, for a good price. The letting agents will market and manage the properties for you, preparing all paperwork, carrying out tenant references, collecting rent, carrying out the necessary safety checks and regular property inspections.
At Sunter, we have a simple fee system -
- A very competitive fee structure which includes:
- Alerts by email and telephone of potential properties during initial stages
- Personal inspections/rent assessment with full report to client
- Sale negotiation with selling agent, including survey
- Liaison with client’s solicitors
- New property inspection and report, carrying out any minor repairs
- Instruction to property cleaning services
- Arranging letting agents for property visit and marketing
- Client updates on local property news
Note there is no monthly members’ fee – if you don’t buy anything, you don’t pay anything.
