We deal in what are known as “distressed sales” of property in the Costa del Sol.
A distressed sale is one where the vendor needs to sell their Spanish property very quickly, for varying financial reasons, and will therefore be prepared to part with it at a very heavily discounted selling price.
Unfortunately many individuals suffer financial setbacks such as businesses failing, divorce, or some other unexpected event that seriously threatens their financial security. They need money in quickly whilst reducing all outgoings. Their overseas property is always one of the first things to be sacrificed. Waiting months for a good selling price is not an option to them so they ask us to sell their property very quickly, at a discounted figure that returns their initial investment capital.
We are also given numerous properties to sell by amateur investors who have simply bought too many properties off-plan a few years ago. All these properties become ready at the same time and therefore require all the mortgage payments to be paid each month from that point on. In these cases the vendor will often keep one or two of the properties but will look to get their money back on the additional purchases, which means we are able to buy them at the original discounted price from a few years ago.
These types of deal are not widely offered in Spain as with many countries, as there are still dozens of property companies eager to sell you your new home in the sun at full market value. There is also a fear that open marketing of “distress sales” can unsettle an otherwise strong market, causing concern amongst purchasers. This is why “distress sale” deals are channeled through property finder companies like ourselves who will deal personally with clients wishing to purchase.
